What you are choosing is how many of your office staff need to be on it, not which parts of the software you are allowed to use.

Over a limit? Tell us. A couple of people more than the plan says, or a second location — either way, we would rather fit you in than lose you over a number on a page, and we do that at the price of the plan you were looking at. Nobody has been moved up a tier for being slightly bigger than a line in a table.
Subcontractors are free, and that is not a detail
Subcontractors get their own portal: their contracts, their scope, their payment requests, their W-9. They are not office staff and they do not count toward your plan. A company with twelve people in the office and sixty subs on the books pays the Standard price.
This matters because most software in this category counts every login the same way. If you have been quoted a higher tier somewhere else because of the size of your sub list, that is the difference.

What counts as an office seat
Anyone who signs in to run the business: owners, sales representatives, project managers, office managers, bookkeepers, dispatchers. One person is one seat regardless of how many branches they work across.
Not counted: subcontractors using the sub portal, and clients signing documents or paying invoices through a link. Neither has a SmartyBuild login.
Why we are not the cheapest
There is software in this category at a fraction of this price, and for a contractor who wants a shared calendar and somewhere to keep photos, it is probably the right purchase.
SmartyBuild is priced for the company where the money is the hard part. It keeps distinctions that cheaper systems collapse, because collapsing them is how a company ends up paying a commission on revenue it never received:
- Paid is not Received. Recording a payment says the client paid. Only a matched bank transaction says the money arrived.
- Completion is earned, not selected. Closing a job requires a zero client balance, every subcontractor settled, a signed completion form and an approval — not a dropdown.
- Commission is calculated from what a job actually collected and actually cost, and only once it is genuinely finished.
That is the whole argument. If none of it sounds like a problem you have, you do not need this and we would rather say so.
What is not included
SmartyBuild connects to a few services that bill you directly, because they are your accounts and your liability, not ours:

Billing
- Monthly or annual, by card. Annual is ten months for twelve.
- Prices are in US dollars. Any sales tax or VAT is shown at checkout and handled by our payment provider.
- Cancel any time. Your plan runs to the end of the period you have paid for.
- At least 30 days' notice before any price change, and never mid-period.
- Outgrowing a plan does not lock you out. We will tell you and move you up from the next period.
Your data stays yours
Every company gets its own installation and its own database — your figures are not sitting in a shared table next to another contractor's. You can export your data at any time while your account is active, and for 30 days after it ends. See the terms of service and the privacy policy.
